Talk to a lender before you start looking. A pre-approval tells you what you can actually spend and makes your offer far stronger when something good comes up — which, on the water, happens fast.

Work Out What Matters

Water frontage or water access? Year-round road or seasonal? Well and septic or municipal? These decisions narrow the search more than price does.

Make an Offer

We look at comparable sales, agree a number and terms, and I negotiate on your behalf. Price is only part of it; closing date, contingencies and inclusions all matter.

Inspection and Closing

Inspection, appraisal, title work and financing all run in parallel. I keep the pieces moving so nothing stalls, and you get the keys.
